Rayzor Ranch is an $850 million, 412-acre development featuring existing retail, restaurant, hotel, office, and medical facilities. The development is master-planned to include an open-air “town center” retail, residential (both single and multi-family), public parks, museums, and entertainment venues. Dunaway provided site planning, civil engineering, survey, and landscape design services for the entire project, as well as full coordination with local governing bodies, including the City of Denton and TxDOT, to both the owner/developer as well as retail tenants who purchased lots within the site.

Within the Rayzor Ranch development is the Marketplace – an approximately 100-acre retail center with an ultimate build-out of 800,000 square feet of large/specialty retail, restaurants, and junior anchors such as Walmart, Sam’s Club, and Kohl’s. Dunaway designed the integrated stormwater management system (iSWM) for the Marketplace development, one of the first to be established in the City. In addition to the Marketplace is the 230-acre Town Center – a mixed-use development consisting of a 100-acre “town center” as the focal point, and 130 acres of high density, mixed-use residential, including a medical office/hospital component. Dunaway provided planning and entitlement assistance for this site.
