This project has all the development challenges a site can incorporate: floodplain areas, street relocations, complex traffic analysis requiring signalization and intersection redevelopment, significant tree preservation, major landscape buffering issues, seven neighborhoods to coordinate with and gain their support, demolition of a significant building containing asbestos, major storm drain improvements, TXDOT permitting, and total re-work of existing water and sanitary sewer infrastructure. The project illustrates how large retail can come into the heart of an old existing urban area of a city with inadequate infrastructure and serve as a model for spurring re-development and creating a win win situation for the neighborhoods and the client.
